After working together in the mortgage brokerage business for three years, beginning in 1980, Lloyd Pine and Mike Seligman left to join another NYC mortgage brokerage firm, where they met Marc Haves, who started in the real estate industry in 1971. The three of them worked together for four years until 1987, when they formed Haves, Pine & Seligman (HPS).
It is highly unusual for partners to be together for over 32 years, especially in the real estate industry. Honesty and integrity have been the foundation for our success. Many of our clients have trusted us with their financing needs for decades. We believe the three of us offer different skills to the financing process and our results show how well we work together as a team.

Danielle manages and tracks all the firm's portfolio of private loans, currently over 60, and numerous properties owned nationwide. She is in charge of all financial reporting. In addition, Danielle has closed numerous financing transactions, including a $61,000,000 construction loan in Brooklyn, NY. and a permanent mortgage of $24,000,000 in the Midwood area of Brooklyn. Danielle has devoted over 27 years of her career to HPS and is a major factor in the company's success.Broker

Scott joined Haves Pine & Seligman in 2019, from Pergolis Swartz Associates, as an experienced real estate finance professional. He works closely with the principal founders, to plan and execute business development and strategic initiatives of debt placement for all size transactions. The firm executes some of the most complex deals with unparalleled experience in the industry and with a broad range of services. Scott started as a business development apprentice for a leading pioneer in the home improvement and home equity lending sector. Later he helped form the equity loan division for GFI Mortgage Bankers, Inc. in lower Manhattan. He was responsible for a staff of originators and processors who closed, funded and made bulk sales to the secondary market for 1 to 6 family, non-conforming/B &C and small mixed-use properties for 1st & 2nd mortgages. Scott has a comprehensive understanding of all matters in commercial financing. For over 30 years, in some of the most challenging environments he has developed strong working relationships based on on unmatched ethical client service. His sponsors benefit from specialized and reliable advisory services in all capital products, including Acquisition Financing, refinancing, mezzanine, bridge loans, underlying coop and construction loans.
